Anchorage Lacks Affordable Housing
ANCHORAGE, Ak--High demand and a low amount of development are cause for a lack of affordable housing in the Anchorage bowl.
"I think anyone in housing would agree and anyone looking for housing would agree it's a very tight market here," Michael Courtney, Director of Operations, Alaska Housing Finance Corporation.
To keep up with the pace Anchorage will need 18,00 new houses by the year 2030. About 900 units a year. And the city is only producing 350 units a year.
"Anybody paying over 30 percent of their gross monthly income to rent is in a non affordable situation, and I think nation wide we've seen more and more people paying 40-50 pecrent to rent," Courtney.
Expensive housing not only affects prospective home buyers, but the Anchorage economy as well.
"Employers who are saying that it's difficult to open up a new line of business or actually open up new businesses here because they are concerned with the affordable housing issue," Courtney.
But with organizations such as Housing Anchorage starting the conversation with developers and bankers, soluations are on the rise.
"We're facing a land shortage and we're going to look at density as a new wave for anchorage to develop housing," Mary Jane Michael, United Way of Anchorage.
An example of using land to its fullest potentional is on the corner of Northern Lights and Minnesota.
"What we're looking at today with the Rustic Goat is they've come up with a creative way of blending commercial with residential, very dense, the houses as you noticed are close together," Michael.
